Let us start with notes that apply to the whole apartment.
The craftsmanship o of the repairs is extremely poor to the naked eye and casual observer, let alone an expert.
Also it is clear the apartment was not clean, in fact it was really, and I am sorry to say, disgusting. and below are all the pictures to prove it.
There are items that have to be fixed and risk that needs to be mitigate asap,
and there probably others that I would like addressed soon.
I am going to try to be as objective as possible support all what I am commenting on with pictures.
Immediate fixes:
1 - Bedroom window
The bed room window cleaned was not clean, for a while and it is function.
The bottom rail has so much mold and needs some attention. Particularly for a "just punched out" apartment.
Also, it does not lock. Which means air leaks creating extra noise and temperature change,
and security issues, despite the fact that is it on the second third floor.

That is a broken piece of blade of the curtain.
They are probably planning on super gluing it back!

2 - Bathroom

Broken corner of the bathroom medicine cabinet. Sharp and hazardous.

3 - Heater and AC closet
|
There is some wild life growing in the AC/Heater closet. I showed to John, maintenance person, and he said Monday
we can vacuum it out. A lot of mold/mildew. |
4 - Leaks under the kitchen sink.

5 - Trash in the hallway

I just moved in and I know no trash pick up on Friday or Sat.
This has been sitting there since Friday. I told Brittney about it.
And I am also attaching a picture of it. it is still there as of 6 pm on Sunday.
This is not doable on the long run. Also, the floor is pretty nasty from trash leaks.
Can we do some spot pressure washing to improve the situation and perhaps lift moral so people see it clean
and do not want to make it dirty!

Rest of inventory list
In this section I am going to follow your inventory list structure.
Living room
Walls: The walls are painted and pained and painted. But hole are still showing.
Poor patching job. Painting on top of plastic anchors. That takes to a totally different level.
Wall paper: N/A
Plugs, switches, A/C vents: Cable outlets in the wall does not work. I have only one outlet, at the corner.
Also they are painted over, and so are the phone outlets. Vents are also filled with paint. The one by the kitchen,
is not flush with the ceiling. Many outlet covers and assembled wrong.
Doors, Stops and Locks: Apartment door, needs new weather strip on the bottom.
External door has paint chips, rust and the actual lock also has rust.
There is mold also on the top of the weather strip inside the door casing. The lock itself can use some lubrication.
The doors to the balcony, get stuck and squeaks. Needs to be addressed.
Windows, Latches and Screens: The screen is part of the patio. Windows are all covered with paint residue.
There are white paint dots all over the glass. Window covering, functioning.
Closest, Rods, Shelves: N/A
Closest Light Fixtures: N/A
Lambs, Bulbs: No extra beside the ceiling fan.
The blades are covered with dust.
The light fixtures are covered with dust.
Water stain on WAlls or Ceiling: N/A.
Kitchen
Walls: Full of holes. There are existing hooks on the wall above the counter.
Wall paper: N/A
Plugs, switches, A/C vents: Vent has paint residues and dirt.
Ceiling: decent. Gap at the corner between the vent and the co detector
Light Fixtures, Bulbs: One light, and it is working.
Floor: Not clean, no carpet
Doors, Stops and Locks: N/A
Windows, Latches and Screens: N/A
Cabinets, Drawers, Handles: Cabinets have cuts in them. The one above the fridge is cut to create a space that is
not needed. Inside the cabinet above the stove, the duct does not have the right flashing inside the cabinet.
Counter tops: Have cracks between the counter and the wall. Silicon residue in multiple spots.

These can be cleaned up. Can you please have it done. I do not want to scratch the counter top.

Stove/Oven, Trays, Pans, shelves:
There is no pans or shelves, there is racks in the oven.

Stove top has white paint dot residues all over. There is more on almost the whole top.

Vent Hood: Has been addressed above.
Refrigerator: This is way to filthy to be accepted. Hair and bugs in the freezer, old food rotten residues in the
crisper. One of the crisper side, does not even open.
Dishwasher: Consistent with the fridge, filthy
Sink/Disposal: Leaks under, address above. Multiple stains outside. And stain now inside.
Microwave: N/A.
Plumbing Leaks or Water Stains on Walls or Ceiling: Stains in the front of the cabinet under the sink.
General Items:
Thermostat: Covered with paint on one side. Can you please address.

Needs to be cleaned since it impacts temperature reading of the sensor.

Halls
In the hallway, all metal doors are getting stuck and coming off the rails. Need to replace some of the springs.
Also they are pretty old, rusty and dirty around the corners
Exterior
Doors are hard to open, probably need some lubrication. A whole lot of dirt in the rail.
The screen has several small holes in it, see examples.
Bedroom

to cave in any time.

A blade of the curtains is broken, and they left it on the window.
Also, it is hard to release the curtain once you pull it up.

Bathroom
The tub did not drain. The toilet has been used and not clean. There is left over caulking that I had to clean
